The booking party must be at least 21 years of age.

A complete inventory of the cabin is made after each rental period and the renter is responsible for any items missing, damaged or in need of professional cleaning.

Quiet Hours are 11PM – 8AM EST. No guest(s) will be permitted to disturb the peaceful quiet of other guests. Any person(s) displaying persistent loud, drunken, or unruly behavior at any time will be asked to leave without a refund.

Vehicles are to remain on the gravel driveways & parking areas at all times. Speed limit on the premises is 10 MPH.

All visitors must be off the premises by 11 PM. Each cabin has a maximum occupancy limit, which will be enforced.

Any overnight guests who wish to stay in your cabin during your visit MUST be registered and paid for by the booking party. Any unregistered guest(s) found in a cabin between the hours of 11 PM & 8 AM will be evicted immediately.

An adult must supervise children and/or any pets at all times. We do have a pond & stream on site so please instruct your children on water and it’s hazards. If you’re bringing young children please be aware that our cabins are NOT childproofed.

All of our cabins are on a septic system. Please do not attempt to flush anything other than human waste & the minimum amount of toilet paper necessary. Grease, food, kleenex or sanitary products will cause the pipes to clog – making your stay less than pleasant.

Fireplaces and Space Heaters are extremely effective at keeping the cabin & you warm. However they must be used with caution. Do not place ANYTHING within 2 feet of the front of either appliance!

The wildflowers and plants are here for everyone to enjoy, so please don’t pick the flowers or damage any plants. Please don’t throw any gravel or rocks out into our grassy areas. They become flying missiles when run over by our mowers.

The fire rings are available for everyone’s enjoyment. Please use our fire bucket and have water standing by if you build a bonfire. Make sure your fire is out completely before you leave. A trashcan is provided by the firepit for your cans & bottles. (Broken glass & small children do not mix – Anyone found breaking bottles in the firepit will be evicted immediately)

The Cabins at Copperhill property is to remain on the premises at all times. Guests may NOT take chairs, pillows, towels or other items from the property during day trips.

NO FIREWORKS! NO FIREARMS (with the exception of hunters registered as guests during hunting season)! NO ATV’s!

Violation of any of the above rules or abuse to the property will be grounds for immediate eviction without credit or refund.

The booking party is responsible for informing all members of his/her group of the rules & regulations above.

There is a two night minimum. A deposit of $125 is due at time of booking. Balance is due 30 days prior to check-in.

Deposit Payment Options

We can take your credit card deposit over the phone or we can email and invoice with a link to pay online. No Personal Checks accepted.

We have a two night minimum on weekends in season and a three night minimum on Holidays. (New Year’s, Memorial Day, July 4th, Labor Day, Thanksgiving, Christmas and New Year’s).

Walk-ins and one night stays are welcome on a space available basis. Give us a call, you never know … your one night might just fall perfectly between two other group’s reservations. We’re small & we book up quickly. Avoid disappointment, let us know you’re coming, so we can have everything ready & waiting for you.

All quoted rates are subject to change without notice unless confirmed and may not apply during holiday weekends.

No refunds given due to weather conditions, power outages, illness, internet loss, early departure, hot tub or TV issues.

This refund policy does not apply to large group reservations or weddings.

Check-In

Cabins:

Check-in after 3:00 p.m. Eastern Time. If you arrive early, you may have to wait, depending on the previous occupancy. Our cleaning crews work as diligently and quickly as possible to prepare your cabin.

Glamping Tents:

Check-in is between 3:00 pm & 8:00 pm. You must text (770) 313-7941 ONE HOUR prior to arrival or check-in could be delayed.

Check-Out

Check out time is 11:00a.m. Eastern Time.

Check-Out Procedure

Please leave your cabin in the same clean orderly condition it was in for your arrival.

  • Replace any furnishings you may have moved back to their original positions.
  • Leave all beds that have been slept in UN-MADE.
  • Place all dirty towels in the bathtub or shower.
  • Wash and put away all dishes & cookware.
  • Please turn off all interior and exterior lights, TVs, coffee pot and other appliances.
  • Bag & dispose of your trash in the provided large trash bins between cabins before your departure.
  • Have a safe trip home and come back & see us again soon!

Late Check-out

To facilitate scheduling of our cleaning crews & out of consideration for our other guests, who may be arriving on your departure date, all late check-outs must be arranged for & approved in advance by management.

We ask that you wash your own dishes & take out your own trash. Please leave the cabin as you found it and follow the simple Check-out Instructions posted in each cabin/tent.

Daily maid service is not provided. Each cabin comes with a fresh supply of towels and linens. Guests may launder towels, linen, etc. as needed during their stay. Washers & Dryers are provided without extra charge for this purpose. (We do NOT provide detergent, fabric softener etc.) For stays longer than 7 days we provide cleaning & fresh linens weekly.

Excessive Cleaning Fee Disclosure

We take great pride in providing you with clean cabins surrounded by a pristine environment. This is our home. We hope you’ll care of it too, enabling future guests to enjoy the unspoiled view as well. Please be aware that if we require more than two hours to clean your cabin after your departure or if we have to patrol our grounds picking up trash, cans, bottles, cigarette butts, discarded food or animal waste surrounding your cabin, you WILL be charged a minimum of $55 in excessive & unusual cleaning fees for this service.

All of our cabins have wide covered porches with swings, rocking chairs & ashtrays. Smoking is permitted outside. We ask that you PLEASE use the ashtrays provided & do not throw your cigarette butts on the ground. Our grounds are heavily wooded and a carelessly discarded cigarette could cause a major fire.

For the comfort of all of our guests NO SMOKING IS PERMITTED inside the cabins themselves.

(We want to keep our cabins smoke free for our guests who have allergies, so our minimum charge for smoking inside a cabin is $100.)

We are dog friendly with the following restrictions:
• On our property is “Rona – The Welcome Dog”. She roams the grounds and is extremely friendly to all human and furry guests. It is imperative that your dog(s) are also very human and dog friendly, and also kept on a leash at all times outside of your cabin / tent.
• We allow up to 2 medium sized dogs (up to 45 pounds each) or 1 large dog (up to 90 pounds) with a pet fee of $75.
• No pit-bulls, rottweilers, dobermans, mastiffs, chows or wolf mixes allowed due to insurance liability.
• Inside of cabins, dogs must not be left alone or unattended unless they are secured in your portable kennel.
• Dogs may not be left unattended at any time inside of tents, not even in a portable kennel.
